What Is a Turnkey Project? Advantages and Process
Frequently encountered in construction, the term "turnkey" means that all stages of a project are undertaken by a single contractor and delivered ready to use. So why is this model preferred?
What does turnkey mean?
In a turnkey project, the entire process — design, permits, material procurement, construction and final checks — belongs to the contractor. The client receives the completed, ready-to-use structure by simply "turning the key".
One point of contact, one responsibility
Its biggest advantage is having a single responsible point of contact for the whole process. The burden of coordinating between different subcontractors falls on the contractor, not the client — saving both time and stress.
Budget and schedule predictability
In turnkey contracts, the budget and delivery date are clarified from the start. This minimises surprise costs and makes planning easier.
Quality coherence
Because the same team manages all stages, the quality standard is maintained from design to application. Errors caused by disconnects between stages are reduced.
How does the process work?
The following steps are usually followed: needs analysis and feasibility, design and planning, contract and budget approval, construction and application, inspection and handover. The client is informed at every stage.
At Hiva Yapı, we manage the entire turnkey process transparently — from the first meeting to post-delivery support.
